Letting your home is an important business, you are entering into a legally binding contract with your tenants, which is governed by the Landlord and Tenant Act or in Wales by Rent Smart

Wales (further information can be provided if required).

We will visit the property you wish to let and confirm our opinions to its rental value and offer you an explanation of that process including explaining how to comply with current legislation. It goes without saying, that the condition and presentation of the property would reflect on how quickly we can let the property and indeed find a good quality tenant.

We will market your property through local media, the internet, social media and in our prime located town centre offices.

KJT Residential Coleford is owned and run as a sole trader (Mark Woodhead T/A Kevin J Toombs Estate Agents).

We will provide the following service:

  • Find a tenant
  • Credit check the tenants at a cost of £40.00 plus VAT per applicant.
  • Supply and Prepare the Tenancy Agreement
  • Prepare an Inventory (managed only)
  • Inspect the property at 3 monthly intervals (managed only)
  • Notify gas, electric and water suppliers as well as District Council (managed only)
  • Take meter readings as appropriate (managed only)
  • Advertise the property on Zoopla, Prime Location, OnTheMarket and the KJT Residential website
  • Accompany viewings to the property
  • Pay monies direct into your account and send a covering letter each time.

All Tenancies are for six months and they then run into a Periodic Tenancy, notice can be given at four months for the Tenants to leave at six months (England only) and thereafter prior to a payment period giving the same notice, i.e. the date on which the rent is due (subject to any Covid regulations). Properties let within Wales is six months notice which can be given at four months, making the minimum period of the tenancy 10 months.

The building must be insured and the Insurers need to know it is let. we can organise Insurance if necessary.

An Energy Performance Certificate is required to a level E or above before we can market the property. we can organise this if necessary.

A Gas safety certificate is required annually where applicable and an electrical certificate is required every five years, and any electrical appliances requires a PAT test. we can organise this if necessary.

Smoke Detectors must be at all Floor Levels and a Carbon monoxide detector must be fitted for all gas appliances.

Any open Fire or Wood Burner requires a Safety Certificate prior to the property being occupied and an Inspection is required annually thereafter, a Carbon monoxide detector must be fitted.

Tenants pay one months rent in advance and a deposit of five weeks rent, which is sent to the Deposit Protection Scheme.

Tax may be due and it is your responsibility to declare your Income. The Tax Man sends a form to us every year and we are required to inform them of all money paid out to landlords. Should you live abroad you will require a Non Resident Scheme Number which can be obtained by contacting the Inland Revenue.

We are required to have an individual client account for all landlords and a form will be forwarded to you should you proceed.

Charges and costs for managed property

Our charges are 10% Plus VAT (12% Inclusive of VAT) of the monthly rental income.

Are there any other costs?

There is a set up fee of 0.75% plus VAT of the monthly rental figure and a monthly management charge of 12% including VAT. If you wish us to carry out a reference on prospective applicants there would be a charge of £40.00 plus VAT per applicant, this can be deducted from the first month’s rent.

Finding a tenant only

Should you wish us to find a Tenant for you but not actually manage the property, we will charge you 0.75% plus VAT of the monthly rental figure as a start startup fee. If you wish us to carry out a reference on prospective applicants there would be a charge of £40.00 plus VAT per applicant.
